Southern California winters are mild compared to most of the country, but that doesn’t mean your plumbing gets a break. Overnight lows in the 30s, heavy rain, and a water heater working overtime all take a toll. A little preparation now can save you from a middle-of-the-night emergency call.
Here is what we recommend checking before winter settles in.
1. Test and service your water heater
Your water heater works hardest when incoming water is coldest. If yours is more than 8 to 10 years old, makes popping or rumbling sounds, or struggles to keep up, have it inspected now. Flushing the tank removes sediment that reduces efficiency and shortens its life. Replacing a water heater on your schedule is far easier than doing it after it fails.
2. Protect exposed pipes
Even in our climate, pipes in garages, crawl spaces, and along exterior walls can be vulnerable on cold nights. Foam pipe insulation is inexpensive and easy to install. Pay special attention to outdoor hose bibs and any irrigation lines above ground.
3. Disconnect hoses and shut off exterior spigots
Leaving a hose attached can trap water in the spigot and cause a crack inside the wall, which often goes unnoticed until it becomes a leak. Disconnect hoses, drain them, and cover outdoor faucets if you have them.
4. Clear your drains and gutters
Winter storms can overwhelm drainage that has been neglected all year. Clear gutters and downspouts so water moves away from your foundation. Check that yard and patio drains are free of leaves and debris. Slow indoor drains are also worth addressing now, since holiday cooking and extra guests put added strain on your lines.
5. Check your sewer line
Heavy rain can expose problems in older sewer lines, especially in established neighborhoods where tree roots and aging clay or cast iron pipe are common. Gurgling sounds, repeated clogs, or damp spots in the yard are warning signs. A camera inspection gives you a clear answer without digging.
6. Know where your main shutoff is
If a pipe does burst or a fitting fails, every minute counts. Make sure every adult in your household knows where the main water shutoff valve is and that it turns freely. A valve that is stuck or corroded should be replaced before you need it.
7. Look for small leaks before they become big ones
Check under sinks, around toilets, and near appliances for moisture, stains, or musty smells. Watch your water meter: if it keeps moving when everything is off, you may have a hidden leak. Catching it early protects your floors, walls, and your water bill.
8. Plan ahead if you will be traveling
If you are leaving for the holidays, consider turning off your main water supply and setting the water heater to vacation mode. Ask a neighbor or family member to check on the house if you will be gone for an extended period.
When to call a professional
Some of these tasks are easy to handle on your own. Others, like sewer inspections, water heater service, and shutoff valve replacement, are best left to a licensed plumber. If you notice low water pressure, discolored water, recurring clogs, or any sign of a leak, don’t wait for it to get worse.
